William Acuna - CEO and President (Principal)
William Acuna is the founding member and CEO and President of WGA. From 2016 to 2022 Mr. Acuna acquired a total of three assets with a combined unit count of 1174units. Mr. Acuna currently oversees a portfolio worth over $200 million in the Texas and Florida region. Mr. Acuna has extensive experience in managing multi million-dollar projects both in real estate and in the oil and gas industry, with over twenty years of Project Management experience in the oil and gas industry and multiple years in multifamily investments. Mr. Acuna graduated from University of Oklahoma with B.S. in Petroleum Engineering with Special Distinction. In 2012, as a part of the Leadership group in British Petroleum (BP), he was invited to complete the leadership Mastery Class. Mr. Acuna has successfully overseen operations with over 200 people under his direct supervision in Trinidad and Tobago, Azerbaijan and Houston. Mr. Acuna is part of Lifestyles Unlimited Preferred Investor Group since May 2015. He is an active Lead Investor and a Syndicator with a pool of more than 2500 potential investors, and more than 250investors, including repeated investors on each deal, who are currently invested in WGA's portfolio. Mr. Acuna is a Member of Houston Apartment Association, Member of Texas Apartment Association, Member of National Apartment Association. He obtained the Independent Real Estate Owner Professional (IROP) designation from the National Apartment Association in 2016 and is currently working on obtaining the Certified Apartment Manager designation (CAM).
Mr. Acuna has a proven track record acquisitions and value add in multifamily. He is totally accountable for the asset management of the entire portfolio of WGA and fully involved in his real estate projects.
Gunel Mammadzada -Director of Compliance and Product Management (Principal)
Gunel Mammadzada is a Member/Owner, and Director of Compliance and Product Management, of WGA.. Ms. Mammadzada has played an active role in the acquisition of apartment properties between 2016 to 2022. She currently assists with oversight of a $200 million portfolio in Houston, Texas. Ms. Mammadzada earned a B.A. degree in Journalism, an AA degree in Interior Design, and AAS degree in Commercial Real Estate with honors. She has a total of eight years experience in Interior Design that includes project management and four years in commercial real estate acquisitions and renovations. Ms. Mammadzada is a member of the Houston Apartment Association, a member of the Texas Apartment Association and a member of the National Apartment Association. She obtained an Independent Real Estate Owner Professional (IROP) designation from the National Apartment Association in 2017 and is currently working on obtaining the Certified Apartment Manager (CAM) designation this year. She has been a part of Lifestyles Unlimited preferred investor Group since May 2015. She is also an active Lead Investor with Lifestyles Unlimited.
Ms. Mammadzada has been Director of Compliance and Product Management for WGA since 2019. She has actively managed the renovation for the entire portfolio, including vendors relationships, interior and exterior renovations and has overseen the units renovation and product delivery of each apartment project in the WGA portfolio. Gunel has a track record of delivery, project execution and actively manages the brand marketing of WGA.
Eva Kluber - Director of Operations
Eva Kluber is the Director of Operations at WGA. She has been active in the multifamily industry since 2000, and has extensive expertise in property operations, new construction, lease ups, and business development. Additionally, Eva has experience in rehabilitation projects, asset repositioning, student housing, and property acquisitions and dispositions. Eva earned a bachelor’s degree from the University of Houston. Eva Kluber has been working as a Regional Manager for 7 years. Eva Kluber started as a leasing agent in 2000 and progressed to a property manager in 2003. In 2013 she was promoted to a Regional Manager position with Campus Apartments, Inc. Eva Kluber has been working for Finger Companies in 2018-2020, Allied Orion Inc. 2015-2018 and Campus Apartments 2013-2015. Eva Kluber has extensive experience working in a Regional Supervisor for Dinersteincompany from 2011-2013 managing properties in Texas, Florida, Michigan, Arkansas and North Carolina. From 2013-2015 Eva supervised properties in Texas, Oklahoma and Arkansas. Eva Kluber supervised daily performance of 6 stabilized conventional assets totaling 1200 units in Houston Market units with 35 employees. Eva Kluber has experience in developing policies, procedures, operational budgets, renovations and training personnel. Eva Kluber exceeded owner/lender goals for lease-up through consistent marketing and developed award-winning teams. Eva Kluber implemented training and procedures that increased occupancy and revenue maintaining 95%-97% occupancy within her portfolios. Eva was engaged with the key stakeholders to conduct skills analysis; training needs analysis, properties needs analysis and priorities. Eva Kluber also maintained an average of 40% renewal ratio throughout portfolio with significant rental increases.
Misty Penney- Corporate Operations Manager
Misty serves as the Operations Manager at WGA.
With over five years of experience in the industry,
Misty is known for her attention to detail and commitment to accuracy. Misty has become a trusted leader in managing financial and administrative processes across WGA’s diverse portfolio. She effectively supports on-site teams, streamlines internal workflows, and ensures compliance across departments.
Misty holds a bachelor’s degree from Sam Houston State University. Her strong interpersonal skills, combined with her operational knowledge, makes her an essential contributor to the long-term success and efficiency of WGA’s property management operations.
Fernanda Zavala- Regional and Resident Cares Manager
Fernanda Zavala serves as Regional and Resident Cares Manager at WGA, where she oversees multiple properties across the Houston and Brownsville markets. With nearly a decade of experience in the multifamily housing industry, Fernanda brings a deep understanding of day-to-day property operations, strategic planning, and team leadership.
Her career at WGA began as a Leasing Agent and steadily advanced through the roles of Assistant Manager, Property Manager, and now Regional Manager. Throughout her tenure, Fernanda has consistently delivered results—driving occupancy growth, increasing tenant satisfaction, and improving property performance. Her passion for customer service and building strong resident relationships is matched by her commitment to operational excellence and team success. Her hands-on experience and leadership make her an integral part of WGA’s continued growth and reputation for high-quality property management.
Kim William McLean - Advisor to WGA
Kim William McLean is a Manager and an Advising Manager of WGA Legacy Property Management, LLC. Mr. McLean is currently a Lead Investor – Syndicator, and since 2015 has acted as a part-time mentor, with Lifestyles Unlimited International.
Mr. McLean has a proven track record of acquiring multiple properties, oversight of identifying and training management and staff, managing capital
improvement projects and operating multi-family properties.
Curtis Haines CPA - Advisor to WGA
Curtis Haines is and advisor of WGA Legacy Property Management, LLC. Mr. Haines is currently the CEO for Vende Capital LLC a management and real estate investment company specializing in multi-family properties. Ownership in over 20,000 garden style apartment units in Houston, Dallas, Mississippi and Atlanta areas.
Mr. Haines has a proven track record of acquiring multiple properties, oversight of identifying and training management and staff, managing capital
improvement projects and operating multi-family properties.
